What is the difference between Primary Membership and Secondary Membership?

A Primary Board member is where the agent pays their local, state and national dues. REALTORS® and REALTOR-ASSOCIATES® may be Primary members with the board their Designated REALTOR® is a member (either Primary or Secondary). A Secondary Board Member is a membership where the REALTORS® and REALTOR-ASSOCIATES® elect to be a member and pay only local dues. Secondary Members are entitled to the same benefits and services as Primary Members.

What is a Non-Member Licensee?

A non-member licensee is an agent within the firm who elects not to become a REALTOR-ASSOCIATE® member. These agents are billed directly to the Designated REALTOR® and are part of their dues responsibility. We accept no payments directly from non-members.

What do I do when I transfer to another office?

To transfer your membership within OCBR and you have paid your dues for the year, please complete the member transfer form and return it to the Board Office signed by the Broker or Manager along with a photocopy of the license with the new agency. Since you are transferring from another office belonging to the Ocean County Board of REALTORS®, there will be no additional board fees for this year.

To transfer your membership from another Board and you have paid your dues for the year, please complete the member transfer form and return it to the Board Office signed by the Broker or Manager along with the prorated fees. The fee schedule can found at the bottom of each application. You will also need to include a Letter of Good Standing from the previous Board stating you have already paid State and National dues for the year through them. This will allow for the State and National dues to be waived.

If you have not paid your dues for the year please contact the Board Office for the fee.

What is Biannual Ethics Training and am I required to attend?

REALTORS® are required to complete biannual ethics training of at least two hours and thirty minutes of instructional time. This is a membership mandate by the National Association of REALTORS®.  This training must be completed once every two years, roughly coinciding with the State of NJ licensing cycle.  Pursuant to the New Jersey Continuing Education license law every licensee must take 2 hours of ethics instruction in a licensing cycle. Please be sure your ethics training complies with both the Biannual and Continuing Education requirements. Some ethics courses do not. You may consult with Ocean County Board of REALTORS® to determine what will qualify for both.
